Royal Oak Realty Trust has added another Rochester-area industrial property to its portfolio.
The Rochester-based, privately held real estate investment trust, through Thruway Park Drive Rochester NY LLC, acquired 100 Thruway Park Dr. in Henrietta for $5,625,000. The deed was filed with the Monroe County Clerk’s Office on Thursday.
The 52,462-square-foot property in Erie Station Business Park is home to American Filtration Technologies, Inc. AFT, founded in 1996, built a 30,000-square-foot facility on the site in 2004 and expanded in 2015.
An entity affiliated with company, AFT Properties of Rochester, LLC, was the seller.
AFT manufactures custom industrial liquid replacement filters for more than 40,000 part numbers, providing customers an alternative to more expensive OEM parts.
The Thruway Drive property fits perfectly into Royal Oak’s acquisition strategy: a stable tenant with a long-term lease that is home to mission-critical operations. AFT’s lease runs through 2036, according to the CBRE property listing.
Royal Oak recently surpassed $1 billion in total portfolio capitalization. The portfolio has grown to 50 properties, with nine in the Greater Rochester area, including Diamond Packaging in Henrietta, Parker Hannifin in Perinton and Arnold Magnetic Technologies in Pittsford.
