Imagine Monroe approves incentives for seven projects

Monroe County’s industrial development agency, Imagine Monroe, has approved incentives for seven local economic development projects expected to create or retain more than 450 jobs.

Home Leasing LLC will collaborate with Episcopal Senior Life Communities to develop a mixed-use project on 8 acres of property in the Town of Penfield. The project will provide several housing options for seniors including 113 affordable apartments for seniors with income at the 50 to 60 percent area median income.

The $30 million project will create 14 full-time jobs and eight part-time positions. Home Leasing is seeking a shelter rent property tax abatement.

M/E Properties Rochester LLC proposes to purchase and renovate 300 Trolley Blvd. in Gates for its new headquarters. The $3.1 million project is expected to create 11 jobs over the next three years. M/E is seeking the JobsPlus property tax abatement, sales tax and mortgage recording tax exemptions, in addition to sales tax exemptions on furnishings, wiring and signage.

Real estate holding company 200 Aviation Ave LLC is proposing the construction of a 30,000-square-foot facility for its tenant, Curbell Plastics Inc., on five acres of land in the Town of Chili. The project will impact 16 full-time jobs and is expected to create two jobs over the next three years. The applicant is seeking sales tax and mortgage recording tax exemption, as well as the JobsPlus property tax abatement.

Real estate holding company 337 UniverCity Living LLC proposes the purchase and redevelopment of 337 – 345 University Ave. in Rochester, property that has been vacant since 2017. UniverCity proposes the creation of eight apartments, including one that will be affordable and ADA accessible, as well as 41 climate controlled self-storage units in the basement.

The company has requested sales tax and mortgage recording tax exemptions, as well as the JobsPlus property tax abatement on the increase in assessment as a result of the renovation. The project will create one full-time job.

Vargas Associates Inc. is planning an expansion at its current location on Humboldt Street in Rochester, leasing an additional 1,700 square feet. The $585,370 project will impact 13 full-time jobs and is projected to create four full-time jobs over the next three years. Vargas is seeking sales tax exemptions on purchases.

Carriage Street LLC will facilitate the occupancy of two buildings totaling more than 161,000 square feet, which were left vacant in 2013 when the General Motors fuel cell operations left Honeoye Falls for Michigan. Tenants will include Mcquillen Inc., Trison Business Solutions Inc. and Han-Tek Inc. The tenants will maintain their current operations in neighboring counties.

Carriage Street is seeking a custom property tax abatement, as well as sales tax exemption on furniture and equipment purchases totaling $300,000. The project will create nearly 18 jobs.

Monro Inc. plans to convert its existing warehouse space on Holleder Parkway to offices and reconfigure the warehouse operation. The $3.3 million project will impact 260 full-time jobs and create an additional 26 jobs over the next three years. Monro is seeking the JobsPlus property tax abatement and sales tax exemption on purchases.

“This month alone, Imagine Monroe will help secure over 450 more jobs for our residents,” Monroe County Executive Cheryl Dinolfo said in a statement this week. “Monroe County is proud to support the growth of exciting local employers like Monro Inc., which has been headquartered here for 62 years and now employs over 260 people, with more than 25 new jobs on the way. I thank these companies for their commitment to doing business in Monroe County and for assisting our mission to grow more jobs, build better budgets and support strong families across our community.”
