Housing inventory on the rise in Monroe County, but so are prices

Housing inventory on the rise in Monroe County, but so are prices

New listings surged by 23.7 percent in in June and the number of homes for sale rose by 17 percent as prospective homebuyers finally had more options.

There were 968 new listings in June, up from 785 in June of 2024, according to data released on Wednesday by the New York State Association of Realtors. There also were 551 homes for sale compared with 471 the previous year and closed sales increased 4.5 percent to 633.

While buyers had more choices, they still were paying more. The median sales price in June was $300,000 in Monroe county, up 8.1 percent year over year.

In , new listings in June were up 10.9 percent year over year to 152 while active listings soared by 25.7 percent to 191. The median price also continued to rise, up 14.3 percent to $325,000.

The increases in the Rochester area were far greater than the statewide averages. New listings were up 5.9 percent and homes for sale rose by 3.9 percent across New York last month.
