An Arkansas-based firm has acquired the former Chester’s Jay Street Self Storage, proving self storage in Rochester remains a hot commodity for commercial real estate investors.
Jay Street Self Storage LLC, an entity associated with QStorageM of Bentonville, paid $6 million for the facility, which features 345 units as well as 20 parking spots at 1037 Jay St. in the city.
Chesters Self Storage-Jay Street LLC, an entity managed by Christopher Brett, was the seller. Documents were filed with the Monroe County Clerk’s Office on Thursday.
QStorageM is owned and operated by Zach Quick. The firm operates self storage properties in nine states.
Quick said the Jay Street facility was attractive because the variety of units can accommodate needs of contractors and tradespeople. Contractor-focused self storage has been trending in the market.
“The previous owners built a great foundation here and we are honored to be the next stewards of the property,” Quick said. “We see a significant gap in the Rochester market for ‘contractor-grade’ storage — units large enough to house a small business’s inventory or a tradesman’s equipment.
“By offering everything from 5-x-10s to 30-x-40 flex storage spaces, we’re supporting the local entrepreneurs who keep this city moving. We believe in Rochester’s growth and are actively looking for more opportunities to invest in the metro (area).”
