RBJ’s Power 30 Real Estate & Construction 2022

The Rochester Business Journal’s Power List program continues this week with our Power 30 Construction & Real Estate list.

The list includes individuals who are quite literally shaping the Rochester community.

The people on this list help companies achieve their goals and help families fulfill their dreams. They have helped make sure projects and plans move forward despite the disruptions from COVID-19, supply chain issues, labor shortages and more. They are working to help the Rochester community prosper amid a time of uncertainty and change, and we are excited to see what they are able to accomplish going forward.

As with our previous Power Lists, this one is presented in alphabetical order. And again, rather than tell you about all of these power players’ accomplishments and accolades, we decided to give them a chance to tell you more about themselves through their answers to a few different questions. For anyone who was unable to complete the questionnaire, we wrote a short profile.

Smith has worked at Kenrick Corporation for nearly 16 years, first as business manager and since 2018 as principal CEO.

Kenrick Corporation began in 1985 when Richard Aikens founded it to provide management services for five properties. When the company celebrated its 35th anniversary two years ago, it served more than 3,500 homeowner units.

“Our collaborative approach to accomplishing tasks and our commitment to our customers is at the core of who we are,” Smith said at that time. “In an ever-changing world, we have kept our focus on steady growth.”

JOHN L. DIMARCO II

PRESIDENT AND COO, DIMARCO GROUP

DiMarco, part of the fourth generation to be involved in the family business, has been president and COO since 1998. In addition to overseeing the overall operations for DiMarco Group and DiMarco Constructors, he is involved with business development and operations of ADMAR Construction Equipment & Supplies and Baldwin Real Estate Corporation.

DiMarco has led the company’s successful completion of a number of projects, including Andrews Terrace, Monroe Community College Student Housing Project, Ebenezer Watts Building, Rochester Institute of Technology’s Center for Excellence in Mathematics & Science Technology, Quail Summit Senior Living Facility and Woods Edge Apartments.

DiMarco also serves on the board of the Monroe Community College Foundation and is an honorary board member of Golisano Children’s Hospital. He is a graduate of Union College.

Flaum graduated from Syracuse University in 2002 and immediately joined the real estate company that his father, David Flaum, founded in 1985.

He has been involved in real estate deals involving both local and national companies. Flaum is a member of the New York State Commercial Association of Realtors, the International Council of Shopping Centers and the National Association of Realtors.

Flaum serves on the board of directors for Constellation Brands Marvin Sands Performing Arts Center and is a co-founder of Forks and Skis, a winter skiing event that benefits Foodlink. In 2015, the Flaum family received the Multi-Generational Award for National Philanthropy Day given by the Association of Fundraising Professionals, Genesee Valley Chapter.

What has been your organization’s biggest success over the past year?

Our biggest success has been navigating the ever-changing world of the pandemic and still being able to help people realize their dreams.

What are your expectations for the rest of this year?

This year has started very well for the real estate industry. The balance of the year will no doubt see challenges in terms of interest rates and inventory, but I do believe it will be a very positive year for both sellers AND buyers.

What advice would you give somebody just starting out in your industry?

Learn patience if you don’t have it in large supply! The current market is stressful for sellers and buyers as well, and they look to us to help be the calm in that storm.

What has been your organization’s biggest success over the past year?

Our biggest success has been maintaining the services that we provide without any interruption due to COVID-19. We did not have to lay off any staff and were able to focus on upgrading our technology — both software and hardware.

What are your expectations for the rest of this year?

I hope to transition my focus to items that were not a priority for operations during the pandemic. I really want to home in on staff engagement, retention, and recruitment.

What advice would you give somebody just starting out in your industry?

Just as I encourage PathStone’s staff often, I would advise someone new to this industry to make a work/life balance an absolute priority. We’re only as good as our own mental health and that needs to be priority #1 for all.

What is one personal goal you have for the next year?

We have quite a bit of turnover this year with key staff retiring. I would like to hopefully maintain the great atmosphere we have at PathStone during these transitions.

What are your favorite things about Rochester?

Rochester is an amazing collaborative community. Individuals and organizations really work together. Even when we all don’t agree on something, we confront the disagreement head-on by working together to come to a resolve.

What has been your organization’s biggest success over the past year?

Surviving the pandemic.

What are your expectations for the rest of this year?

Work with my team to survive the structural market barriers of these challenging times.

What advice would you give somebody just starting out in your industry?

Make sure you love to build, work hard, stay focused, keep loving to build. You should love to build more than anything because we have a lot of downs to go with the ups in this business and it would be easy to give up.

What is one personal goal you have for the next year?

To have more buildings to build.

What are your favorite things about Rochester?

The weather. I am not kidding. I have lived and owned property in a few other places. We are fortunate to have some of the safest weather on earth. It snows and I have to clear it out, but I don’t have to put my roof back on after the tornado or hurricane, sift through the ashes for my silverware, run out of my house when it’s shaking or call FEMA every year. Sure we get a little snow, stop complaining, make some hot cocoa and stay home.

TODD LIEBERT

CHIEF EXECUTIVE OFFICER, CPL

Liebert recently unveiled a five-year plan for growth for CPL that includes moving into new geographic regions and reducing the firm’s reliance on work within New York.

Liebert hopes to expand CPL — which currently has offices in New York, Pennsylvania, North Carolina, South Carolina and Georgia — into two new markets, ideally through acquisition.

Liebert aims to double the size of the architecture, engineering and planning firm and is also making changes to the company’s five practice sectors — health care, K12, higher education, transportation and municipal — to optimize growth opportunities.

Liebert has more than 25 years of experience designing and constructing health care and education facilities and has been involved in more than $1 billion in health care design projects.

What has been your organization’s biggest success over the past year?

This past year has been challenging, but we are very proud of the work that we have accomplished at Innovation Square. We have had over 100 students living there this past semester as we continue to construct new apartments, as well as a number of commercial spaces. Improvements to the site and our new entrance have made the campus much more welcoming. In addition, we are very excited to have the theater up and running.

What are your expectations for the rest of this year?

Our work at Innovation Square is ongoing, and we expect to be able to announce new tenants coming very soon. We are finishing up the top two floors of the Metropolitan as luxury apartments. We also have a number of new and renovation projects relating to our suburban portfolio of properties. We also continue to look for investment opportunities as they present themselves. We plan to keep moving forward on a path of growth.

What are your favorite things about Rochester?

I love Rochester’s resiliency and our sense of community. Although there are many challenges that we face, I am energized by the renewed interest and growth in downtown. We are especially hopeful that with the cooperation with our mayor, county executive and state delegation, our community is poised to move forward in a very meaningful and transformational way.

What has been your organization’s biggest success over the past year?

I am very proud of how our staff has responded coming out of the pandemic, by building our backlog, handling change, and capitalizing on opportunities. Our growth strategies and our corporate structure realignment has set the stage for our team to succeed now and into the future. We continue to get stronger and more poised beyond our goals and expectations and that is a direct relation to the strength of our staff.

What are your expectations for the rest of this year?

To continue performing our current work at a high level and setting future projects up for success. There is a high demand for good contractors currently in the construction industry and recruitment/retainment will play a big part of our focus for the rest of this year and beyond. This will allow us to keep building on our foundation and handle the challenges we face.

What is one personal goal you have for the next year?

To grow as a leader, not get stagnant, and continue to look ahead, so I may continue to help steer our company through the ever-changing supply chain, labor, and economic challenges. This all leads to providing our staff a great place to work and be proud of, as we continue to shape Rochester.

James Constanza took over as president of Costanza Enterprises Inc. in 1994 after joining the firm in 1985. CEI was founded by Angelo A. Costanza in 1971 and focused exclusively on Rochester until 2007. The company’s portfolio now includes investments in Florida, Georgia, Indiana, Tennessee and Texas.

Costanza is also the manager of Costanza Farm Fund. He serves on the boards of Nazareth College, Rochester Prep Charter School and Rochester Management Inc. He was chairman of Nazareth’s board from 2011-2016, treasurer of Rochester Downtown Development Corp. from 2005-2015 and on the board of Rochester Economic Development Corp. from 2007-2013.

What has been your organization’s biggest success over the past year?

We targeted some larger projects coming “out of COVID” and we were able to win them. We like to have a mix of general construction and self-perform projects and this backlog puts us in great shape for the next couple years.

What are your expectations for the rest of this year?

We’re busy! We will selectively bid/win additional projects, but we’re going to concentrate on completing the work we have safely, on schedule and on budget.

What advice would you give somebody just starting out in your industry?

Get involved! Attend the events put on by the Builders Exchange/Junior Builders Exchange and meet other people in the industry and, if possible, find a mentor.

What is one personal goal you have for the next year?

I started playing tennis last year and I’m working to improve!

What are your favorite things about Rochester?

So many things to like: the parks, the markets, the seasons, proximity to the lakes and some fun little ski mountains, our big city capability but small community feel and how about 30 minutes to anywhere — even our office in Batavia!

What has been your organization’s biggest success over the past year?

Staying cheerful and positive as a team in spite of the challenging times.

What are your expectations for the rest of this year?

We are planning for a strong H2, despite the obvious factors, such as the Russia-Ukraine war, high petroleum prices, and the large pullback in the S&P 500. Even with the headwinds we continue to be optimistic regarding employment and economic growth in 2022.

What are your favorite things about Rochester?

Rochester’s long and rich history of business innovation. The breadth and depth of Rochester’s cultural sector. All of our beautiful parks and lakes.

What has been your organization’s biggest success over the past year?

Rochester Management’s biggest success over the past year has been remaining incredibly committed to providing quality service for our residents despite all of the challenges of the pandemic, shortage of labor, etc. Whether it is ensuring our facilities are running efficiently and capital projects move forward or whether it is providing engaging activities for our seniors, the commitment by our entire team is something to celebrate. Our team embraces the opportunities that we have each day to positively impact others.

We also were really proud to bring two new affordable senior communities to the region — Zion Hill Seniors Apartments in Rochester and Meadow Reserve of Irondequoit. Little by little we are chipping away at our waiting lists and bringing much-needed housing to seniors.

What advice would you give somebody just starting out in your industry?

My advice for someone starting out in our affordable housing industry is to jump right in! I would tell them to try not to be thrown off by all of the acronyms, different programs, the many financing tools and the long hours. With time, this becomes second nature. Rochester is fortunate to be an area with very strong, knowledgeable affordable housing developers. As a result, there are many resources for learning and collaborating. Joining the NYS Association for Affordable Housing is another great way to network and learn more about key topics we deal with. We are fortunate that we get to work with very committed people at the city, county and state level on a routine basis. Together, we are able to really make the community stronger and equitable for all. Very satisfying work.

What is one personal goal you have for the next year?

One personal goal that I have for this year is to regain a little more balance in my life. My husband and I moved in 2019, my mother’s health began declining that year and then the pandemic hit in 2020. Nothing was predictable or calm. All of these factors tended to consume my time to the point of wanting to be cloned. While I continue to be very connected with my immediate family and work, I feel as though I could do a much better job planning more with friends, business relationships and volunteering. It is time to rejoin the community. All of these relationships are important to me and all deserve more TLC.

What has been your organization’s biggest success over the past year?

Our biggest success over the last year has been collectively holding it together. I’m fortunate to work with an excellent team that has mutual respect for one another from a personal and professional perspective. The earth seemingly shifted somewhat on its axis the middle of March 2020 when the pandemic started. Since then, the last two years have felt like a decade. There has been a lot of division right here in our local community, nationally, and even globally, and it’s been a fascinating period of time to experience. Fortunately, from an organization view, we’re rock solid and ready for the future.

What are your expectations for the rest of this year?

I have no expectations for the rest of the year. Having lost one of my closest lifelong friends this past fall, I have a sincere appreciation that tomorrow is never promised. Count your blessings each and every day.

What advice would you give somebody just starting out in your industry?

Listen more and talk less. And keep showing up. It’s a marathon not a sprint, and you have to earn your stripes. Most importantly, believe in yourself. That which you manifest is before you!

What is one personal goal you have for the next year?

To catch an outside set wave at First Point Malibu and get barreled on the inside section. Seriously! Traveling for good surf is my passion.

What are your favorite things about Rochester?

Its people, hands down. Folks in ROC have grit.
