Imagine Monroe approves 3 projects

Imagine Monroe, formerly the County of Monroe Industrial Development Agency, has approved three local economic development projects expected to create or retain more than 150 jobs in Monroe County.

APM Holdings LLC is a real estate holding company for Addison Precision Mfg. Corp. APM is proposing to purchase 30 acres of land in the town of Greece in order to construct an 84,000-square-foot, state-of-the-art manufacturing facility.

The project will impact 79 full-time jobs and is projected to create eight new full-time jobs over the next three years. The county will provide a property tax abatement, as well as sales and mortgage recording tax exemptions.

Bio-Optronics Inc. is a health care information technology company that develops software for patient and staff scheduling used in clinical trials, surgeries and doctor’s offices. The company is proposing to purchase computers, servers and related wiring, as well as cubicles in its Brighton facility. The $100,000 project will impact 59 full-time jobs and is expected to create two new full-time jobs over the next three years.

Bio-Optronics has been approved for a GreatRebate on the equipment purchase and is seeking approval of the EquiPlus sales tax exemption.

LPPA 1 LLC is a Buffalo company proposing a multi-phase development of a mixed-use community of riverfront residential, recreational and commercial uses on the east bank of the Genesee River, south of the O’Rorke Bridge in Irondequoit.

The overall project, located on nearly 25 acres of brownfield land, will consist of a 125-unit multi-family apartment complex; two four-story, 52-unit multi-family apartment buildings with parking; as well as one three-story mixed-use building with 14 units of multi-family apartments and 8,000 square feet of commercial space, among other things.

The Imagine Monroe application is for Phase I and will encompass 5.5 acres for site work, construction of 125 apartments and commercial space. The project is supported by the Town of Irondequoit and the West Irondequoit School District.

LPPA is seeking sales and mortgage recording tax exemptions, as well as a JobsPlus property tax abatement. The job creation requirement is one full-time job.

Imagine Monroe approves incentives for two apartment projects

Imagine Monroe, formerly the County of Monroe Industrial Development Agency, has approved financial assistance for two area projects expected to retain four jobs and create four new jobs.

49 Stone Street LLC, a Schenectady County-based property development company, will purchase and renovate property on Stone Street, behind the South Avenue Garage. The development company plans to convert the building into 20 one-bedroom apartments and a studio apartment, along with street-level commercial space and a rooftop deck.

Ten percent of the apartments will be set aside for affordable housing and rental rates will range from $1,200 to $1,600 monthly. The $4.8 million project will create one full-time job and another 14 full-time jobs from the leasing of the commercial space.

The development company is seeking mortgage and sales tax exemptions for the project.

Imagine Monroe also approved sales and mortgage tax exemptions for 2695 Apartments II LLC to construct 249 market rate rental units on 34 acres in Henrietta’s Town Center. The property is adjacent to the former Dome Arena site on East Henrietta Road.

The proposed 11 buildings will create one- to three-bedroom apartments and townhouses totaling more than 365,000 square feet. The $44.6 million project is projected to create three full-time jobs over the next three years.

The Town of Henrietta requested the incentives as part of its strategic plan for the community. The project is the second phase of residential development by the owners; Phase 1 included the construction of 124 apartment units and a clubhouse, which received tax exemptions in July 2016.

Imagine Monroe approved 107 projects in 2017 that were expected to create more than 1,000 jobs and retain nearly 3,100 jobs. The projects attracted a total of $1.3 billion in private investment in Monroe County, officials said.

“We’ve seen incredible interest this year from employers looking to locate or expand in Monroe County as a result of Imagine Monroe’s reputation as a one-stop-shop for economic development,” Monroe County Executive Cheryl Dinolfo said in a statement. “Our strong, year-end job creation results are just the latest sign that Monroe County is open for business!”

Imagine Monroe approves tax incentives for local firms

Imagine Monroe, formerly the County of Monroe Industrial Development Agency, has approved financial assistance for two projects that will create or retain more than 90 jobs.

Sirness Vending Services, a Gates-based vending and micro-market food service operation, will convert its fleet of trucks to smaller, more efficient vehicles. Imagine Monroe is offering sales tax exemption of the $739,871 purchase of 14 Dodge Promaster 3500 refrigeration vans and one Promaster City Service van.

The project will create at least four full-time jobs, Imagine Monroe reports.

Ideal Manufacturing Inc. is planning to convert 10,000 square feet of offices into manufacturing space, relocate offices, update restrooms and improve air filtration at its 63,000-square-foot facility in the town of Webster at a cost of $250,000. Project purchases include $311,000 for manufacturing equipment and $68,314 in other taxable items.

The manufacturer for the construction industry has been approved for a GreatRate on the equipment purchase through the Monroe County Industrial Development Corp. and is seeking approval of the EquiPlus sales tax exemption on constructiofn materials and other taxable items.

The project is expected to create four new full-time jobs over the next three years and retain 44 full-time jobs.

Imagine Monroe approves two projects

Imagine Monroe, formerly the County of Monroe Industrial Development Agency, has approved assistance for two local economic development projects.

The two projects include a $1.28 million addition by Gallina Development Corp. to a building it leases to Transcat Inc., and a nearly $7.5 million Class A office building construction by 1162 PVR LLC it will lease to Northwestern Mutual.

The Transcat project is expected to create 32 new, full-time jobs, while the Northwestern Mutual project will add two new, full-time jobs and retain 11 full-time jobs.

“From specialized equipment manufacturing to the financial services sector and more, employers in so many different industries are growing jobs and opportunity all across Monroe County,” Monroe County Executive Cheryl Dinolfo said in a statement. “I am incredibly grateful to these successful local employers for choosing our community to expand their operations and create new jobs along the way. Together we are showing the world that Monroe County is open for business, now more than ever.”

Transcat provides state-of-the-art equipment and calibration services for the pharmaceutical, industrial, manufacturing, energy and chemical process industries. The company has been headquartered in Monroe County for more than five decades and has more than 20 locations in the U.S. and Canada.

Gallina is seeking approval of a JobsPlus property tax abatement, mortgage recording and sales tax exemptions for the $695,000 building addition, while Transcat is seeking approval of sales tax exemptions on the purchase of furniture, fixtures and equipment totaling $585,000.

Transcat currently has 144 full-time employees.

Northwestern Mutual provides insurance and financial planning services. The company plans to relocate its Rochester headquarters to 1162 Pittsford Victor Road and will lease roughly half of the building.

1162 PVR is seeking approval of a JobsPlus property tax abatement, as well as mortgage recording and sales tax exemptions, while Northwestern Mutual is seeking approval of sales tax exemptions on furniture and fixtures.
