Two Rochester-area Tim Hortons properties sell for $3.15M

Two Rochester-area Tim Hortons properties sell for $3.15M

Two Rochester-area Tim Hortons restaurants have been sold to a Southern Tier firm that operates more than 80 quick serve and traditional eateries.

LLC, through RSDM Rochester LLC, recently finalized the purchase of the Tim Hortons properties at 1525 Lake Ave. (at Route 104) and 4760 West Road (at the intersection of Lehigh Station Road) in Henrietta.

ROCRE 8374 LLC sold the location for $1.422,288 and ROCRE 8356 LLC sold the Henrietta store for $1,727,712, according to documents filed on Friday with the Monroe County Clerk’s Office.

ROCRE, which has a registered address in New York City, had purchased both properties in 2019.

The property sales included long-term leases with the tenant, Tim Donut U.S. Limited, Inc., that run through 2039. The Lake Avenue store was built in 1997 and the Henrietta location was built in 2002.

BapaNetwork is headquartered in the Chemung County village of Horseheads and operates restaurants in five states. Manish Patel is the CEO.

There are more than two dozen Tim Hortons across the Rochester metro area.
