Two new Amazon facilities just 1.2 miles apart on Rochester’s west side are on schedule for the start of operations in the fourth quarter of 2022, the company says.
Construction cranes surround the massive 2.6 million-square-foot warehouse and distribution center on Manitou Road in Gates, which rises six stories above the ground. The $412 million project launched last spring and, once fully operational, will be home to 1,000 employees.
The project was granted $134.7 million in property, sales and mortgage record tax exemptions earlier this year by the County of Monroe Industrial Development Agency (COMIDA).
Just over a mile away at 90 Shepard Rd. in the town of Ogden, crews continue work on a $75.6 million sortation and distribution facility. The 280,000 square-foot facility — like the warehouse, a joint venture of Texas-based USAA Real Estate and Amazon.com Services LLC — will have 100 full-time and 100 part-time employees.
The Shepard Road facility will “power the middle mile” of Amazon’s national distribution network, according to the company.
Goods will be delivered via tractor-trailer to the facility for sorting, and then sent back out on tractor-trailers for transportation to final-mile delivery locations.
The one-story building is being built on 71 acres of land in the Spencerport School District for $45.6 million. There will be another $30 million worth of equipment for the facility, which has $21.6 million in tax incentives from COMIDA.
USAA Real Estate and/or its subsidiary, USRE Manitou LLC, will be the landlord for both structures and lease them to Amazon, mirroring an arrangement repeated dozens of times by the two firms across the country.
Amazon earlier this year opened a final-mile distribution facility on Lexington Avenue in Greece.
